We Invest Alongside Our Partners

At the core of our investment philosophy is our belief in our deals that is why we invest our own capital in every property we purchase alongside our investors. Our partners' capital and our capital are treated equally.
Two Prong Value Add Strategy
We employ a clear, disciplined investment attitude providing steady passive income in the short term and attractive exits in the longer term. We focus on acquiring multi-family properties which generate steady cash flow and have low historical vacancy. Our unique Value Add model consists of a two prong program; apartment upgrades while cutting unnecessary operational expenses. This model enables us to increase the net income of the property within a few years thereby increasing the value of the asset.
Market & Asset Class Focus
Our investment philosophy is based on the rational that in any given financial cycle there is demand for workforce housing. Therefore, our portfolio consists of C+ and B class properties in second tier stabilized markets. Historically, these asset classes have proven to remain in high occupancy providing stabilized consistent returns. Our belief is that even in a down market there is constant need for lower/middle class housing, as people will look for more affordable housing solutions. This strategy can provide high returns on the upside of the financial cycle while limiting our exposure on the down turn of the financial cycle.
Exit Goal
After implementing our Value Add model and increasing the value of the property our main focus is the return of investor equity within the shortest possible time frame which is achieved by the following methods:
Option I - Sell the property at a higher price producing capital gain for our investors.
Option II - Refinance the acquired project thereby returning the initial investment equity, while still enjoying steady passive income from the property.
